Living near the capital yet away from its noise is a trend embraced by young families, who choose their residences based on the proximity of services and facilities. This market trend underlies the Univers City model, a residential complex that combines reasonable prices with standard construction and community living.<\/p><p>Approximately 15,000 m2 of greenery and recreational area, the largest central park in a residential complex, fully functional, three large sports fields, and several playgrounds will provide shelter for about 1000 children. These facilities are complemented by public health centers, schools, kindergartens, and public kindergartens, which are on the verge of completion.<\/p><p>\u00a0<\/p><p>\u00a0<\/p><p><strong>Rapid growth in demand for housing increases demand for services<\/strong><\/p><p>\u00a0<\/p><p>Living in the suburbs is proving to be a comfortable choice. Upon its completion, Univers City will accommodate around 16,000 residents. For several months now, the first residents have started living inside the complex, and it is expected that hundreds more families will be added within the year. A network of more than 100 service units extending throughout the complex will cover the needs of all types of services, including bars, restaurants, utility services, pharmacies, and offices. The success of Univers City lies in the design, based on a market study and the demand of consumers to have services near their residences. It introduces a new concept as a multifunctional residential and service space and is the first residential complex with the concept of a city within a city where everything can be found. Young families especially have found at Univers City every facility for a comfortable life, with 24\/7 security and management by specialized companies.<\/p><p>\u00a0<\/p><p><strong>Quick return on investment<\/strong><\/p><p>\u00a0<\/p><p>Investing in suburban areas, including long-term or daily rentals and resale, is proving to be not only the right investment but also profitable in the relatively short term. The increase in property value, according to market estimates, has doubled in a few years. The rapid urban development of the suburban area has made the return on investment from rent or resale high, even higher compared to Tirana. The rental rate increased again in the last two months of 2023, according to the Bank of Albania. Market estimates show that monthly rents for apartments in the area of the Tirana-Durres highway range from \u20ac350 to \u20ac430, while for service units in peripheral areas from \u20ac500 to \u20ac790 per month. The growing trend is also shown by Numbeo&#8217;s index, the largest global online data platform.
