Tirana is experiencing rapid urban development in its suburbs. Living near the capital yet away from its noise is a trend embraced by young families, who choose their residences based on the proximity of services and facilities. Quick return on investment

 

Investing in suburban areas, including long-term or daily rentals and resale, is proving to be not only the right investment but also profitable in the relatively short term. The increase in property value, according to market estimates, has doubled in a few years. The rapid urban development of the suburban area has made the return on investment from rent or resale high, even higher compared to Tirana. The rental rate increased again in the last two months of 2023, according to the Bank of Albania. Market estimates show that monthly rents for apartments in the area of the Tirana-Durres highway range from €350 to €430, while for service units in peripheral areas from €500 to €790 per month. The growing trend is also shown by Numbeo’s index, the largest global online data platform. According to this index, in 2024, the indicator of rental income (about the value of the property) is 5.4% for the peripheral areas of Tirana against 4.4% in the center.
